One of the often-cited perks of the design build method is a speedier delivery. After all, when one entity handles both the design and construction phases of a project, it increases communication which in turn minimizes delays and duplications. What is the timeline for a design build project? Let’s review the time frames for the various phases of a design build construction project so you have a fair idea of what to expect.

What is included in Design Build Services?

Phase One: The Initial Meeting
The initial meeting lays the foundation for the design build project. The project’s parameters are discussed. This ensures that everyone is on the same page with regard to the proposed scope of the design build project. The initial meeting is an opportunity to express expectations and review the basics of how the design build process works. Be prepared to provide a survey or any other relevant documentation. You’ll also discuss your design preferences, budget and priorities.

Phase Two: Preconstruction Planning
To the untrained eye, it may seem like nothing much is happening before the actual building begins. In truth, a great deal of vital work goes on before any real construction starts. Preconstruction services include an expert assessment of the job site. This may involve a site analysis, a feasibility study or a review of any relevant zoning considerations.

The design build contractor will also dive deeper into your current and future facility needs to flesh out their understanding of your project goals. While much of the work happens behind the scenes, the data gathered during the preconstruction phase will inform the entirety of the project. Thoroughness here will help identify and resolve potential issues before they become problematic. The result will be a speedier and more cost-effective build.

Preconstruction planning also includes any fundraising effort if you are a community organization or church.

Average time for preconstruction planning is 3 to 8 months depending on size and complexity of the project.

Phase Three: The Design
After detailing your goals, preferences and priorities, the design team will create a preliminary design for your approval. You’ll have a chance to review the plans, and they’ll be altered or revised to reflect your feedback. There will also be a discussion of preliminary cost estimates and how they compare to the proposed budget.

Phase Four: Finalizing the Documentation
With revisions completed, the final construction drawings are drafted. In addition, the final cost estimates are compiled. These documents should erase any lingering ambiguity and provide a clear blueprint for the project including costs. After the final blueprints are completed, your design-build contractor will review them with you to be sure that everything is in order.

Average time for the design phase is 3 to 8 months depending on size and complexity of the project.

Phase Five: Construction
As construction gets underway, you’ll be able to follow the transformation from plan to reality. Your design and build contractor will oversee the worksite and the progress there. They’ll manage workers and resources while keeping a careful eye on quality. They’ll also work diligently to ensure that your schedule and budget are managed with optimal efficiency.

Average time for construction is 4 to 12 months depending on size, schedule and any change orders.

Phase Five: Post-construction
A post-construction walk-through is the final step in a design build project. During the post-construction phase, we’ll create a punch list and address any final concerns. You’ll also be able to tour the facility. You’ll be given any documentation for the building and its systems and offered training on how these elements work. The final step of the post-construction phase is for the local municipality to provide the certificate of occupancy.

Average time for post-construction is 3 to 6 weeks
